Background:
I secured this property off-market for my client, the buyer, for $1,030,000 just two months ago. Confident in the deal, the buyer asked for my opinion on its potential market value with professional marketing and open houses, in the same condition as when he purchased it. I estimated that, as-is, it could sell for around $1,200,000, and with some quality renovations, it might reach up to $1,500,000. We listed it at $1,199,000, but the owner was firm on not accepting a penny less. If any lower offers came in, he would prefer to renovate and aim for a higher sale price.
Result:
Within days of listing the property, we received multiple offers well over $1,030,000, with a few even reaching the $1,199,000 asking price. We made it clear to buyers and their agents that the home needed a full renovation. While inspections were welcome, we emphasized that the seller and I assumed everything required updating, so no price reductions or credits would be offered.
After setting these expectations, we successfully closed at $1,199,000.
However, the path to closing wasn't entirely smooth. During escrow, significant issues were discovered with the roof, septic tank, and foundation. Despite this, through skilled negotiation, we closed escrow at the full price of $1,199,000.
